September 2007 - Carrying Costs and New Deed Restrictions

 

New Deed Restrictions

Pronghorn Ranch is a deed restricted, gated community that offers amazing homesites in an excellent location just outside of Del Norte.  It is important to maintain or even enhance the property values in such a community through the CC&R's set forth by the Homeowners' Association.  Here are four of the new covenants that should do just that:

  1. Minimum home size has been increased from 1,200 sq/ft to 1,700 sq/ft.  With homes continually increasing in size to meet homeowner demands, the HOA felt that a 1,200 sq/ft house does not create the same demand as it did 10 years ago.
  2. Setbacks are 300 ft from property lines where possible.
  3. No manufactured housing.  There was language in the CC&R's that made this concept somewhat ambiguous.  The HOA passed this amendment to clear any confusion that no modular, manufactured or prefabricated housing is permitted at Pronghorn Ranch.
  4. A portion of Jupiter Road has been added as a common element.  This will give the Association the ability to provide continued access to the square mile recreational lease.

Carrying Costs at the Ranches


For many people, a land purchase is an investment or future homesite sometime down the road. In either case, it is important to know your annual carrying costs which can include property taxes, HOA dues, special assessments and utilities. Sometimes these costs can turn a profitable investment into money trap; in particular, there are some quarter acre lot subdivisions that charge $2,500 per year in fees for a $10,000 lot.


Fortunately, that is not that case at South Fork River Ranches or Pronghorn Ranch. The annual property taxes at SFRR range from $23 to $185 with most staying around $90 per year. At Pronghorn Ranch, the taxes range from $73 to $150 with most lots paying about $100 per year. A major reason these taxes are so low is because they qualify for an agricultural exemption. In addition to the property taxes at Pronghorn, lots owners pay HOA dues of only $150 per year plus a small water fee for those lots that include surface water rights. The remaining lots that include these water rights are 5, 6, 8, 9, 11, 45 and 48. At SFRR, there are no additional fees, so your annual carrying costs are just the property taxes.
