Agent FAQs

Q. Am I entitled to a commission if I'm licensed in another state?

A. Yes. While real estate laws can vary from state to state, the general rule is as long as you physically stay in the state you are licensed in you are allowed to practice real estate duties.

Q. What if my client wants to see the property?

A. We have arranged for a local broker to show the property for you. She is very knowledgeable of both ranches and will treat your clients well. Her fee is 1.5% of the sales price which will be deducted from the 6% due to you. To arrange a showing, contact Tracy Gosar at (719) 850-1815 or email at tracyg@fone.net.

Q. Does the commission rate vary based on the level of my involvement?

A. No. The commission rate of 6% is constant whether you are with your client from beginning to end or if you simply send us their name.

Q. What if another agent refers the same person?

A. The agent that refers the person first will be entitled to the commission. We will notify you in case of a duplicate submission.

Q. What is the term of the Commission Agreement?

A. 180 days. Should your registered client buy a property within 90 days after the expiration of the agreement, you will still earn the 6% commission. You may submit another Commission Agreement at any time to extend the time period.

Q. What contract do I use?

A. A standard Colorado land sales contract.

Q. Who is the seller?

A. The seller for South Fork River Ranches is Southfork River Ranches, LLC. The seller for Pronghorn Ranch is Pronghorn Ranches at San Francisco Creek, LLC.

Q. When will I get my commission check?

A. At closing. A check will be mailed directly from the closing agent to your broker.
